Finding a place to live

Most newcomers use local listing apps or agents. Knowing lease norms saves costly surprises.

Interior of a Shanghai Metro train

In large cities, apartments are commonly rented through apps such as local listing platforms, or through neighborhood agents. Compound living with shared amenities is common; older walk-up buildings remain plentiful in central districts.

What to expect in a lease

  • Lease terms of 6–12 months are typical
  • Deposits of one or two months’ rent are common
  • Agent fees may apply — clarify who pays before viewing
  • Utilities are often separate from rent

Inspection checklist

  • Water pressure, hot water, and air conditioning
  • Internet options and mobile signal inside the flat
  • Windows, locks, and any mold in bathrooms
  • Whether the landlord allows registration (hukou/temporary residence paperwork support)
Never transfer large deposits before seeing the property and reviewing a written contract. If your Chinese reading is limited, ask a bilingual colleague or professional to review key clauses.
